What to verify before paying a token advance

A token amount should reserve clarity, not create pressure. Before paying, buyers should know the exact unit, payment terms, refund conditions, and documents that will be reviewed next.

Confirm what the token actually reserves

A token payment can mean different things across builders, brokers, and resale sellers. It may reserve a unit for a short period, lock a negotiated price, begin documentation, or simply signal intent. Ask for the written meaning before payment.

For builder sales, confirm tower, floor, facing, unit number, carpet or saleable area, parking, payment plan, taxes, and cancellation terms. For resale, confirm seller identity, property details, inclusions, timeline, and document handover sequence.

  • Get the exact unit or property details on the receipt.
  • Confirm the validity period of the token arrangement.
  • Ask whether the amount is adjustable, refundable, or forfeitable.

Make legal and loan checks part of the payment condition

Many disputes begin because payment happens before legal or bank checks are discussed. If the purchase depends on legal clearance or loan approval, the token terms should say what happens if those checks fail for valid reasons.

A careful buyer does not need to sound suspicious. You can simply ask for a clean, written process: what you pay now, which documents you receive, how long review takes, and what the next payment milestone is.

  • Mention legal review and loan approval conditions in writing.
  • Avoid cash payments where possible.
  • Do not sign blank forms or incomplete booking documents.

Preserve the communication trail

Keep receipts, emails, brochures, price sheets, payment screenshots, and messages in one folder. If there is a later disagreement, a clean trail helps everyone resolve the matter faster.

Important promises should be moved from phone calls into written confirmation. This includes discount validity, included fixtures, parking, handover date, maintenance charges, and any special cancellation understanding.
