Bangalore home buying checklist before you book

A careful home search is less about visiting every project and more about eliminating the wrong options early. This checklist helps buyers move from budget to booking with fewer surprises.

Start with the real budget

Most property confusion begins when buyers compare only the base price. A useful budget includes floor rise, preferred location charges, clubhouse charges, parking, corpus, GST where applicable, registration, interiors, loan processing, and the amount you want to keep as a cash buffer.

For a family purchase, also compare the monthly EMI against school fees, rent overlap, commute costs, and any near-term life events. A home that looks affordable on the brochure can feel tight if the handover timeline and interior spend are not planned together.

  • Write down all upfront payments and all possession-stage payments.
  • Check whether quoted pricing is negotiable, time-bound, or linked to inventory.
  • Ask for a payment schedule before paying any token amount.

Check the paperwork path

For under-construction apartments, ask for RERA details, sanctioned plan references, land title summary, commencement status, and the draft agreement. For resale homes, ask for sale deed, mother deed chain if available, tax paid receipts, khata or municipal record, encumbrance certificate, loan closure status, and society dues.

The goal is not to become a lawyer overnight. The goal is to know which documents exist, which are pending, and which points need professional legal review before money moves.

  • Match project name, developer name, and land parcel details across documents.
  • Confirm refund conditions in writing before booking.
  • Do not rely only on verbal assurances for possession, amenities, or price locks.

Use site visits for verification, not entertainment

A site visit should answer specific questions: commute at your actual travel hour, access-road condition, surrounding development, noise, water dependency, and whether the model flat matches the usable space you expect.

When comparing projects, keep the same lens for each option. If one project wins on location but loses on possession risk, write that down. Clear trade-offs make negotiation and family discussion easier.

  • Visit the approach road and nearby essentials, not only the sales office.
  • Ask what is included in the quoted unit and what is shown only for display.
  • Take notes immediately after each visit while details are fresh.
